KRUPKA Estate

Build supervision

Your build needs a head that isn't yours.

Independent build supervision in the Rhine-Main region: KRUPKA Estate acts as your owner's representative — structured, experienced, with a clear eye on quality, schedule and cost.

Rhine-Main region · Taunus · Frankfurt · Wiesbaden · Mainz · Darmstadt

Why do I need an independent build supervisor?

Because owners can rarely be on site every day — and because a construction company has its own interests. An independent supervisor looks closely, documents, reviews invoices, flags defects, and makes sure the result matches the contract. Less stress, less dispute, more control over what is, for most people, the biggest investment of their lives.

What we take off your plate.

01
01 / 05

Quality & site control

Regular on-site visits during the critical phases. Photo documentation, defect lists, direct communication with the contractor — before small issues turn into expensive remediation.

02
02 / 05

Site diary & documentation

Every visit is documented: status, open items, commitments, photos. A structured record you can rely on in disputes — and that builds trust at a later resale.

03
03 / 05

Invoice & claims review

Interim invoices and change orders are reviewed before you pay. We challenge line items, request evidence and protect you from inflated claims.

04
04 / 05

Handover & acceptance

Structured partial acceptances, final acceptance with defect protocol, handover support. No signed protocol without a complete defect list — and no half-finished remediation.

Schedule control & escalation

We keep the construction schedule in view, record delays in writing, document responsibilities and escalate clearly when needed — as your neutral representative.

Leon Krupka

Build supervision · Owner's representative

Two decades of own project development — from land acquisition through site coordination to turnkey handover. In Oestrich-Winkel and Wächtersbach I turned this experience into concrete and timber myself. That practice is what I now put to work for you: I know the pitfalls and the tricks on both sides — and I work exclusively in your interest.

Final acceptance, defect remediation, clean handover. You move into a property that matches what you paid for.

What does it cost?

FAQs

Do you also plan my house?

No. Design and permit planning are the architect's job; we are glad to help you choose one, but we do not plan ourselves. Our work begins where the plans are set and construction starts — as an independent representative of your interests on site.

At what project size does build supervision pay off?

Rule of thumb: as soon as more than one trade is involved and you cannot visit the site weekly yourself. For new builds, deep refurbishments and larger conversions it almost always pays — through avoided defects, reviewed invoices and clean acceptance alone.

What does it cost?

We agree a fixed fee based on scope and depth of supervision. The first meeting is free and non-binding; after that you receive a transparent proposal. No hourly tracking, no top-ups.

Where do you supervise?

Rhine-Main region: Taunus, Frankfurt and its surroundings, Wiesbaden, Mainz, Darmstadt and neighbouring districts. For projects further afield please get in touch.

How is this different from the construction company's own site manager?

The company's site manager works for that company — and is paid by it. We work exclusively for you. That changes how closely things are checked, how claims are reviewed and how consistently defects are enforced.
